Multi-family Residential Phoenix, AZ

Trade scheduling conflict caught 11 days before impact

Project: 84-unit multi-family residential, mid-size GC, Procore-managed. Week 8 of a 52-week schedule. Three active trades on-site (framing, plumbing rough-in, HVAC).
The challenge: Plumbing crew had fallen 4 days behind baseline on levels 2 and 3. The daily logs documented the shortfall but nobody had synthesized it against the HVAC start date. Both trades were scheduled in the same space starting week 10.
Detection: Girdergrove flagged the plumbing drift at day 3 of the pattern (daily log mentions: "short crew, partial scope only"). Risk flag: "Plumbing baseline drift, 4d behind. HVAC look-ahead conflict: 2 trades scheduled same zone, week 10." Alert at day 11 before HVAC mobilization.
Outcome: GC reshuffled HVAC mobilization by 5 days. No schedule compression, no premium labor cost.
Commercial Tenant Improvement Scottsdale, AZ

RFI backlog cleared before electrical scope fell behind

Project: Class-A office tenant improvement, 22,000 SF. GC managing electrical, mechanical, and finish trades. RFI volume above average due to design changes through week 4.
The challenge: 4 open RFIs over 8 days, all electrical scope clarifications. The electrical sub's rough-in was scheduled to begin week 6. With the RFIs unresolved, the sub couldn't mobilize.
Detection: Girdergrove flagged RFI aging at day 7 for all four: "RFI #31, #32, #33, #34, electrical rough-in scope. Day 8-9 open. Rough-in start: 12 days. Mobilization at risk if not resolved." Alert routed to PM and project executive.
Outcome: PM escalated to architect. All four RFIs resolved in 3 days. Electrical rough-in started on schedule.
Industrial Warehouse Mesa, AZ

Weather day accumulation flagged before float was exhausted

Project: 180,000 SF tilt-up industrial warehouse. Concrete-heavy project during Arizona monsoon season. GC using Buildertrend schedule with manual daily logs.
The challenge: 9 weather days accumulated across weeks 3-7, all noted in daily logs but never counted against schedule float. The concrete slab pour had 11 days of float at the project start. The exterior panel work following it had 4 days.
Detection: Girdergrove tracked weather day mentions across daily logs. At day 8, alert: "Concrete scope: 8 cumulative weather days absorbed, 3d float remaining. Exterior panel start at risk if 1+ more weather event before pour completion." Report sent to owner Friday of week 7.
Outcome: GC secured weekend pour crew to complete slab before next forecast window. Panel work started on schedule.
